Nathan Poole is a licensed real estate broker and mortgage lender based in Orlando, Florida, with more than two decades of experience building and scaling real estate operations. He founded Fabrhana Investments, LLC in 2017 as a vehicle for real estate investing and operational development. He co-manages Rooster Capital, a land-flip joint venture fund that has funded over 700 real estate transactions — 10x the next-closest competitor in the space.

Throughout his career, Nathan has positioned himself as an integrator-in-chief: the person who builds the operational and technology infrastructure that allows partners and operators to focus on what they do best. His work with Rooster Capital investors spans deal underwriting, operator support, capital deployment, and platform building. His work with individual operators spans process design, financial structuring, and technology stack optimization.

Beyond real estate, Nathan has applied this integrator-in-chief model to other sectors. He built the operational backbone of Ogden Academy, a corporate training platform co-founded with Marques Ogden (ex-NFL). He co-founded Trammel Fitness, a fitness app built with coach Matt Trammel. He is the founder of ListingGenius, an AI-native platform that consolidates the fragmented real estate agent tool stack into one system.

Nathan's philosophy is straightforward: most operational friction comes from tool sprawl and information silos, not from people working hard enough. The solution is to build integrated systems that let teams move faster with fewer tools and less cognitive load. He lives in Orlando, Florida with his wife Jenna.

Why I built ListingGenius

I built ListingGenius because I watched agents in my Rooster Capital network bleed $600 to $1,000 a month on six or seven disconnected tools that did not talk to each other. They would enter a lead in one system, then manually copy it into another for email follow-ups. They would write a listing description in their CRM and then copy it into a social scheduler. They spent 5 to 8 hours a week doing data entry and admin work instead of showing homes or building relationships.

The tools are not bad individually. Follow Up Boss is good at CRM. Mailchimp is good at email. Buffer is good at social. But strung together, they are friction. And the vendors have no incentive to build integrations that make you NOT need their tool. So the friction stays.

I also watched how AI was getting better at writing — at generating listing descriptions, social posts, email sequences, market analysis. But every AI tool I saw was built as a one-off writer, not as part of an integrated system. Write a description here, write a social post there, manually paste into three different places.

The idea behind ListingGenius is simple: let agents use ONE system. They add a listing or a lead once. The system generates their listing description, their social content, their email follow-ups, their market analysis — all fed from the same source of truth. No data entry. No manual copying. No tool sprawl.
