Aggregates computed at the neighborhood level using the MLS area / subdivision classifiers. Individual transactions and agents are NOT included. Price-to-list ratio calculated as sale price divided by original list price (not final list after reductions). Days on market measured from original listing date to contract date. Neighborhoods with fewer than 5 closed sales in the quarter are excluded to avoid statistical noise.
